JMS Building Corporation has two licensed Florida contractors on staff, which means we can take on all of your commercial building needs, not just the parts that fit a residential license. Buildouts, improvements, renovations, rebuilds, additions, and ground-up work. We handle the drawings, the permit, the plan review comments, and every inspection through turnover.
You get one project manager and one point of contact for the entire job, with direct access to ownership when you need it. Walk The Space
We walk the unit with you and, where it matters, your landlord. Existing conditions, lease exhibits, and what the space actually has to do for your business.
Scope & Estimate
A written, itemized estimate you can hand to a partner or a lender. It is what it is, no more, no less. The price is agreed before work starts.
Permits & Drawings
We coordinate drawings, submit for permit, and handle the plan review back-and-forth so the schedule does not stall at the counter.
Build & Inspect
One project manager runs framing, MEP, drywall, ceilings, flooring, and finishes, with inspections scheduled ahead so trades are not waiting on each other.
Punchlist & Turnover
We walk every detail with you, close the punchlist, and hand over a space that is ready to open. Nothing signs off until you are satisfied.
One Estimate Everybody Can Read.
Commercial work usually has more than one person who has to sign off, so the paperwork has to hold up. Our estimates are itemized, written honestly, and detailed enough to hand to a landlord, a partner, or a lender without a translation. It is what it is, no more, no less. That approach is the same one that earned us a reputation with insurance adjusters across Central Florida.
If the rebuild is the result of a loss rather than a lease, we write the claim estimate and work with your carrier directly. Do you handle tenant buildouts for a landlord or for the tenant?
Both. We work directly for building owners on white-box and base-building work, and directly for tenants on their improvements. Either way you get one project manager, one point of contact, and direct access to ownership.
Can you keep my business open during the work?
Wherever the scope allows, yes. We phase the work, set up dust and noise containment, and schedule the loudest or most disruptive tasks around your hours. If a full shutdown is genuinely the faster and cheaper path, we will tell you that up front rather than stretch the job out.
Do you handle permits and inspections?
Yes. We coordinate the drawings, submit for permit, manage plan review comments, and schedule every inspection through certificate of occupancy. Two licensed Florida contractors, State Licenses CBC1255551 and CBC1256802.
How long does a commercial buildout take?
It depends on the size of the space, the scope, and how quickly the permit clears. A straightforward tenant improvement can run a few weeks; a full buildout from white box is typically a few months. You get a schedule with the estimate, and we keep you current on it.
Do you do commercial work after a fire, water, or storm loss?
Yes. Commercial rebuilds after a loss are handled by the same team, and we write the insurance estimate and work with your carrier directly. See our insurance restoration services for how that side of the process runs.
Is commercial work under warranty?
Yes. All materials will be new materials unless otherwise specified, and all materials and labor are warranted for one year from the date we give you Notice of Substantial Completion.
